Since all of our properties have been previously verified in legal and technical matter, we can immediately proceed with the organization of the transaction from Stage 3 together with the buyer. In addition, in the Prosecco Hills region, we provide additional services related to the functioning of the property also after its purchase, such as rental or management.

Each of our three models of cooperation is based on the same proven transaction steps. They differ only in the scope and intensity of our support - so that you can choose exactly as much as you need. You decide, we take care of the rest.

Stage 0 - Needs identification

Before we begin any specific work, we place great importance on getting to know the client and his expectations. At this stage, we conduct a detailed interview, which allows us to better understand not only the general requirements for the location, budget or standard of the property, but also the client's personal preferences. Our goal is to look at the property sought from his perspective, making this stage the foundation of any cooperation.

Stage 1 - Property search

If the client has not decided to find a property on their own, then based on the information gathered in stage 0, we can begin an active search. Thanks to a thorough needs analysis, we select properties that best meet the client's expectations. This is the key moment when the real effects of the actions taken appear.

Stage 2 - Real estate analysis

Once a specific property has been selected, a detailed legal and technical analysis of the property is essential. Italian real estate is characterized by frequent discrepancies between documentation and the actual state of affairs, which is why this stage is so crucial in the entire buying process. Careful verification by experts helps avoid wrong decisions and safeguards the entire purchase process.

Stage 3 - Organization of transactions

Once the property has been thoroughly analyzed and the decision to buy has been made, it is time to take the key steps: submitting a written offer to the seller, conducting negotiations, setting the sales price and completing all formalities such as obtaining a Codice fiscale or opening a bank account. Only after all these steps have been completed is the final stage of the transaction a meeting at the notary to conclude the sales contract. The notarial deed is the culmination of a carefully prepared process.

Stage 4 - Post-transaction support

Our role does not end with the signing of the sales contract. We perfectly understand that the real challenges often arise only after the purchase of a house, so we remain available to our clients also after the transaction. We want our clients to feel that in us, they not only have a reliable advisor, but also a trusted partner on-site, ready to help in any situation.

Stage 5 - Property rental

Many of our clients, when deciding to buy a property in Italy, also consider the possibility of renting it, especially on a short-term basis. To meet these expectations, we offer full support in this regard. However, our property rental business is only available in the Prosecco Hills region, as only there can we personally supervise our clients' properties and ensure the highest quality of service.

Stage 6 - Care of the property

For customers who choose to purchase a property in the Prosecco region, we can also offer the additional service of taking care of their home. This convenient solution means that upon their arrival there will always be a well-kept property waiting for them, ready for use without having to deal with daily chores. We provide a comprehensive service in this regard, including pre-arrival cleaning, garden care and small purchases to make each visit a real pleasure.
